Building Energy Ratings (BER)

A Building Energy Rating (BER) certificate determines the energy performance for your home. Similar to the energy rating of our household appliances, a BER certificate rates the performance of a dwelling on a scale of A to G.

 A-rated homes are the most efficient in terms of energy consumption, and usually have lower annual energy costs. Conversely, G-rated dwellings are the least energy efficient, and tend to have much larger annual energy bills.

 Conducting a BER of your home is the first step in identifying how energy efficient your home really is. After the BER assessment is completed, the assessor will issue an in-depth advisory report listing the areas that need considerable attention to help increase the energy rating. Even the smallest of things, such as changing incandescent light bulbs to more efficient LEDs, can have an impact on your BER. 

 The advisory report will outline the ‘cost-optimal’ measures that should be taken to achieve a better energy rating. This means that the assessor will outline the best upgrade options for your home, that will be the most cost efficient. BER ratings are determined by assessing energy use for space heating, hot water heating, ventilation, and lighting. Number of occupants and renewable energy sources, such as solar power, are also taken into consideration.

How long does a BER assessment take?

This will depend greatly on the size of your home and the number of rooms. Usually assessments can take up to an hour and a half for a three bed semi-detached house.

What do I need to have prepared, if anything, before the assessment?

It is important to have your MPRN number available when the dwelling is being assessed.

Will the assessor need to get into my attic?

The assessor will need access to the attic space and basements for measurements to create the most accurate BER assessment. Equipment such as ladders and lights will be supplied by the assessor if none are available on site. 

I’ve already installed a renewable energy solution, can I still get a BER assessment?
